"Structural" cracks in the masonry of individual houses

The observation

The structural exterior walls of single-family homes are often made of concrete blocks joined by mortar joints. Their outer face is sometimes covered with a cement-based hydraulic coating, made on site, or a single-layer coating, ready to use (industrially manufactured).
The appearance of structural cracks in the masonry linked to the functioning of the wall, under the effect of certain stresses, is one of the forms of the disorders that can affect this type of wall.
These cracks can be through and cause water infiltration.

The diagnosis

Structural cracks in the exterior walls of houses can have several causes:
The "differential" shrinkage of wall materials
Immediately after installation, the setting mortar shrinks, gradually losing its water, while the factory-prefabricated concrete blocks, which have completed their shrinkage, retain their dimensions, hence cracking.
The phenomenon appears very quickly after assembly, and its intensity is proportional to the excess mixing water compared to the dosage necessary for a perfect setting of the laying mortar. Very dry weather and the use of blocks not moistened beforehand aggravate the phenomenon.
The heterogeneity of materials
Variations in temperature or humidity have different effects depending on the materials: when the wall is made up of several materials (concrete blocks and slabs or poured concrete lintels, for example), their different behavior in the face of heat and / or moisture can create cracks at their junctions.
Bending and shrinking floors
The high floor of the house is generally of the joist-slab type, made using prefabricated reinforced concrete joists, bearing in one direction only, over lengths that may exceed 5 m. Such a floor can undergo a slight bending deformation in its central part. If the deformation does not affect the solidity of the floor, it can however be accompanied by a rotation on the support at the level of the front wall and a lifting of the edge of the floor. These movements can create a horizontal crack under the edge of the support base of the floor.
The shrinkage of the concrete floor can also cause shear in the facade at the level of the support.
The absence or poor implementation of horizontal and vertical chaining
They are observed at the level of the floors, the crowns of the walls, the projecting or re-entering angles of the masonry.
Poor construction of supports, spandrels and lintels.
